Currently, there are heaters in each room. The main thermostat is controlled remotely upstairs. You can request the host to adjust it as needed as well. The basement stays pretty cool in the warmer months.

Guests have full private access to the basement suite, including the hot tub. The main home is owner-occupied by your host, but privacy is respected.

Note: Our home is located in a newly built community. While all residential construction has been completed, there are a few commercial spaces down the street still under development. Additionally, landscapers will be working during reasonable daytime hours to transform our outdoor areas into beautiful, inviting spaces for you to enjoy. Guests may occasionally hear minor construction or landscaping noise during the day. We appreciate your understanding as our community continues to grow and improve!

You may find that you need to utilize the provided space heaters too in the winter.
Other things to note
Utah has a high desert climate and as such there are house ants, occasional harmless spiders, or Box Elder bugs that are usually seen more during seasonal changes such as going from winter to spring or vice versa. As responsible hosts, we have agreed to a pest control contract with Uintah Pest Control to service all our properties. Sightings are rare but are possible. An occasional sighting is not considered a reflection of the cleanliness of the property.

Rates & Availability

Cancellation Policy: One hundred percent (100.00%) of the total booking charges (less $75.00 cancellation fee) will be refunded if the cancellation is made more than 14 days prior to the arrival date of the reservation. Fifty percent (50.00%) of the total booking charges (less $75.00 cancellation fee) will be refunded if the cancellation is made more than 7 days prior to the arrival date of the reservation. For cancellations made within 7 days prior to the arrival date, no refund will be issued. Grace period with free cancellation for 24 hours after booking if arrival is at least 6 days away at time of booking..
